The Site
The area of the
site on which the building stands is approximately one acre
and is serviced by an access road from the public road (Kilmallock-Bruree).
The services on site include stormwater and foulwater drainage
systems, water / firemains as well as ducting for telecommunications
etc. There is parking for 22 cars on the site.
The Building
The building
itself encloses approximately 1,400 sq. metres of floor area
(circa. 15,000 sq.ft.) and is constructed of structural steel
framing with an envelope of Kingspan insulated panel. The
height to eaves is 6.0 metres. There is provision (and planning
permission) for two-storey office area within the building
and also provision for foulwater disposal from a number of
discrete points throughout the ground floor thus facilitating
sub-division of the unit or the locating of WC facilities
other than at the front of the building.
